If you follow these steps, you have a good chance of being able to pay your council tax online, tried and test by many Idealworld Bodrum property management clients.

Please note, you can pay via bank transfer. Paying via a Turkish bank in this case is advisable as chasing up payments may be difficult given the language barrier.
Bank transfers and credit card payments are official methods of payment which require no receipt. It is only cash payment that require a receipt.

Your online account will be updated to show your payment. This may take a week if paying by bank transfer, but paying online gives you an instant result.  When a payment is made by credit card you will get an online payment notification and also an email with the payment information.

First go to the website.

There is an option to translate the site into English, but this is a scaled down version of the website, although it does have some local tourist information if you wish to view it. For now, we just need to select e - BELEDİYE. 

 A new window will open up with ENGLISH  TÜRKÇE. I suggest you select the ENGLISH option!

 

Another completely new window will open. You will see in the top left hand corner two boxes with USER ID and PASSWORD. Please enter the respective number as given to you by the council or your property management company and click ENTER. If you do not have these number you need to contact the Milas Tapu office.

You should see you name in the bottom left hand side of the screen.
Select DEBT ENQUIRY.

You should now see personal information held at the council office in the middle of the page.


To the right of the page is the information you will need if you are transferring payments using the bank transfer method.

I have highlighted 4 areas on the image. Select the payments you wish to make using the tick boxes. You can click the + sign and the section will open up to show more info. 

You will see the total payment change as you make you selection. If you would like to pay the total bill then tick the TOTAL DEBT BOX highlighted. The amount to pay will show up in the TOTAL PAYMENT box.

Once you are happy with your selection, just click ONLINE PAYMENT.

The Payment.
Type your full name, use a Turkish phone number (02521234569) as there is not enough room for the international code for the UK, and then your email address. This is where the receipt will be send to.
Then, using the virtual keyboard on the right, complete the card holder name as it appears on your card, the card number. This can be tricky as the number randomise after each selection for security reasons. Dial in the cards expiry date and using the virtual keyboard again for the last 3 digits of your security number on the back of the card.

That's it, press FINISH PAYMENT

The website will now process your information. A small window will open in the middle of the screen which asks you to wait while the payment is being verified. If all went well, a screen should open showing your payment information and receipt. A receipt will also be sent to your email address. The new account balance will now reflect your payment. If this does not happen, the chances are the website was unable to process your payment due to a fault, which happen sometimes or there was a problem verifying your credit card.  If this happens, try again later or let us know if you are a client. As the system is automated, it is not possible to pay twice. I have made many payments using this system without any problems.

Lockable Storage bags or cupboards for your linen in Bodrum

when you rent your apartment to guests for one week, they should only be supplied linen for that week, unless you are happy to pay for the cleaning costs.

In the majority of cases, when more than the usual supply of linen is made available for the guest, then it will naturally be used with the owner of the apartment or villa paying for the laundry costs.


The answer to this is to have a lockable linen storage area, whether it be a linen bag or closet. We at Idealworld Bodrum have had requests to make wardrobes and cupboards for storing linen and personal items. Some of you may have underbed storage units. They can be made secure by fitting a Yale/Chubb high tensile patio door bolt on the side. Idealworld Bodrum are able to supply and fit these.

The linen bags are 70 cm x 40cm x 50cm high. It is fitted with a double large zip with a combination padlock.



For 45TL, one of these bags could be yours.
You can store your personal belongings in these along with the linen.

Hot Water Heater modification in the Bodrum Area

Hot water in Turkish apartments or villas is usually provided by a boiler fitted in either the bathroom or an alcove.  Most of these have a pressure relief valve, which activates when the pressure in the boiler rises above a certain amount and protects the boiler from excessive pressure. These pressure changes can occur when the water heats up and cools down, or within the water supply itself.
Problem -  when the pressure relief valve opens and water is released, it can be anything from a drip to a trickle.  If a drip tube has been fitted, this will divert the water either to a container on the floor, to the sink or to the toilet (see photo).  This is practical, but does not look good.  If no tube is fitted the water will pool on the floor, which is messy and could cause someone to slip.
We have had two bathrooms flooded this year when the supply water pressure had been too high.  The relief valve opened as intended, but as no drip tube was fitted the water ended up on the floor.  Luckily no damage was done.
It is possible for the standard existing valve to fail, which could lead to a constant drip or trickle which means a loss of water and a higher water bill if this problems was to be left unchecked.
Most boilers at FCC, Royal Heights and Turquoise are now out of guarantee, so any repairs to the  existing valve could be costly.
Solution - an adjustable pressure regulator. This can be set at the optimum amount of 2 – 2.5 bar. This regulator valve stops excess pressure from getting to the boiler, which means no pressure relief valve or ugly tube, and no drips.

Card-operated Electricity Meters. It works like this...
The owner/management company simply buys a stock of cards.
They  sell them for the face value (£1, £5, £10 or £20) to the guests and this goes towards your electric bill. (it's like collecting money out of a coin meter except they give the money to you!) You can now take control of those electric bills. No more surprises!

These meters are absolutely brilliant! We supply and install the meters 'ready to go'.

Programming Card
You will need to buy only one programming card (full instructions available) per batch of meters;
This is for setting your 'price per unit' when electricity prices go up.  Optionally you can set (or ignore) 'emergency credit', 'standing charges' or even debt collection (example: set it to collect £50 at £5 per week)
When this card is inserted, the front buttons take on a programming function - just tap in your required settings.

AIR CONDITIONING
Essential during the summer months, but the most costly accessory to run in your holiday apartment. Uncontrolled, the cost of running these units can seriously erode your holiday apartment income.

MAGNETIC KEY FOBS
Useful for the guest, helping them to control electric accessories, ensuring they are all off when leaving the apartment. These systems are mostly used in Hotel rooms, but are not a guaranteed method of controlling air conditioning usage.

ESSENTIAL APPLIANCES
Buy connecting the card meter to just the air conditioning units, the other more essential items such as lighting and cooking facilities are unaffected.

How does the Card Meter work?
Card meters have become very popular in the last 10 years with landlords in the UK. When applied to the holiday apartment/villa, the owner or management company buys a stock of either £1, £5, £10 or £20 cards and sells them directly to the guest should they need them. The guest inserts the card into the meter: The card's security code is checked by the meter and the value transferred to the meter. The card is wiped automatically and perforated to show it's been used. The guest throws the card away. The property owner pays his electricity bill in the normal way with the money he has collected from the guest contributing to the total cost.



ADVANTAGES
Allow your guest to enjoy there holiday without the need to fiddle about with pre paying for electricity until they have used up their quota set by the owner.
You can control your budget by allowing a set amount per week to be included within the rental costs, with the guest paying for any extra used by topping up at the meter.
The owner or management company just sets the meter to the set amount (eg £15) prior to the guest arriving. No money changes hands unless the guest exceeds the limit. It is estimated that £10 per week is normal without using the air conditioning. You are not penalised with a huge electric bill that cannot be covered, and the guest can use the air conditioning within their own limits of expenditure. If the guest wishes to keep the air conditioning on for 24 hours per day, all week, you no longer need to carry the cost as the guest will be topping up the meter accordingly.

BILL SCENARIO
Let’s take a 1 bed apartment using both air conditioning systems without taking into account other appliances. If these air conditioning units only operated at 60% of their maximum power of 8KW we get 4.8KW/H.
If we take the period of an electricity bill which is 8 weeks.
If the apartment was booked for all of July and August, assuming the usage of 10 hours per day for the bill period would give us 560 hours. The cost per KW is approximately 26kr/KW/H = approx £0.10 (some are paying 36kr up to 45kr.)

560 KW/Hrs x £0.10 x 4.8KW = £269
Uncontrolled this would come from your income.

If you set the meter to £15 per week, your contribution to the bill over 8 weeks would be just £120. Any amount over this would be paid by the guests.

The savings could be at least = £149

THE GUEST PRE-PAYS
You just select how much credit you want to include for the rental period. Your management company simply credit the meter with one of the magnetic cards. No funds to organise. If the guest exceeds the credited amount, they just organise and pay for the top up – easy.

YOU SET THE RATE
You get to set the rate that the meter charges for the electricity. Just ensure that the amount set is the same or above the rate at which you are charged by the local electricity authority and you are guaranteed to at least cover the next bill.

The unit can be supplied and installed for  £165.

The new systems allow us to interact with all our clients in a much more efficient and professional way than can ever be acheived through manual systems. If I contract IdealWorld will I join the Pro-MANAGE² system?
If you contract us for either full property and rental management support or just property management support then yes, you will full access to our property management systems and your accounts through the online interface we will supply you with. This will enable you to:

• Monitor any work done on your property 24/7
• Add work orders to inform us of things you need done
• Manage your personal visits and those of your friends and family (optional)
• Add bookings you get from other sources e.g your own marketing efforts (optional)
• See all bookings from every source (optional)
• Review your accounts

If you simply wish to contract us to provide rental advertising support then we can offer you mechanisms for this but you will not be able to access any property management related support areas.
The million $ question - how much does it cost?

• Total Support Package - £295 + 15% on bookings

Costs relating to on going maintenance will be charged as appropriate to the service provided. Cleaning and laundry charges are taken from the rental income you receive. This is nominally between £35 to £39 per stay but can be higher depending on guest usage.

One point to note when inputting your card number and 3 pin card security code: Your keyboard is deactivated so you can only use the keypad on the webpage. If you make an error, the delete on your keypad will not work (thanks Pat), so use the SIL button (which is delete in Turkish).
I sent everyone a Sicil number and password, but if yo have mislaid it, just le me know.

UPDATE:
The site also has an English section, so this makes it easier.
There only a number of international credit cards that work with the online system,. The council does not have a list of these, which makes it a random affair. Your property management company should be able to help you with this.

Milas Property Council tax payments

  

 I have published a few articles concerning the payment of property taxes in Milas.

Although the website is now in English, it now appears that only certain cards work.

I have tried a UK Visa and Mastercard with no success.
The only card I can get to work is our Garanti credit card.

So to help our clinets to make these payments, I have set up these admin charges to cover our costs.

Earthquake insurance (DASK)

Here is some information concerning the compulsory earthquake insurance in Turkey called D.A.S.K. We can organise insurance cover for you where you are through our local office. If is cheaper that insurance companies like Intasure. Quite a bit cheaper.

 Compulsory Earthquake Insurance constitutes a system of insurance that is in general meaning, intended for dwellings that remain inside the boundaries of the municipality. Buildings and dwellings subject to compulsory earthquake insurance are as follows:

• Building constructed as dwellings on lands subject to private ownership and has a registered title deed,
• Independent sections within the context of the Condominium Law No: 634,
• Independent sections situated inside residential buildings but used as small business establishment, bureau and similar purposes,
• By reason of natural disasters, properties built by the government or built by housing credit,

Scope of Cover
With the Compulsory Earthquake Insurance;

• Earthquakes
• Fires as a result of Earthquakes
• Explosions as a result of Earthquakes
• Landslides as a result of Earthquakes

causing material damages to the insured buildings are covered up to the sum insured by TCIP including foundations, main walls, common walls separating independent sections, ceilings and bases, stairs, platforms, halls, roofs, and chimneys.

Exclusions

• Removal of debris expenses,
• Loss of profit,
• Loss of income
• Loss of Rent
• Alternative residence and work place expenses,
• Financial liabilities and all other similar indirect damages brought forward,
• All sorts of movable goods, furnishings and others,
• All personal injury including death,
• Claims of damages for pain and suffering

Maximum Sum Insured

The intent of the Compulsory Earthquake Insurance is to have a standard cover with a minimal premium. Consequently, TCIP grants cover in specified maximum sum insured determined by using unit cost of building construction. As of 01nd of January 2009 maximum sum insured amount granted by TCIP policies in all structure types is determined as 140.000 Turkish Lira.

The sum insured is determined according to the magnitude and structure type however not exceeding the maximum sum insured amount of the dwellings. If the value of the dwelling exceeds the sum insured amount given by TCIP, the insured optionally can get additional cover for the exceeding amount from the insurance companies.
